Am I required to make my property available to Section 8?
Yes, California law prohibits landlords from refusing to rent to applicants just because they have a Section 8 voucher. -
Are you licensed?
Yes, we are a licensed Real Estate Broker & Property Manager. -
Can I reach you after hours?
We are available after hours for emergencies only. -
Can you put the money directly into my account?
Yes, we will ACH the money directly to your account at no charge. -
Do I get to see the lease or sign it?
Yes, we will send you the lease to preview before being sent to tenant for signatures. -
Do you sell real estate too?
Our Brokerage offers Property Management as well as Real Estate Sales. -
How and when do I get my checks?
Our company goal is to have the money sent to your account before the 10th of each month. -
How is rent collection handled?
Rent is paid via tenant portal online 95% of the time, the other 5% is paid by check. -
How long of a lease do you sign?
We secure 1 year leases for all properties. -
How much security deposit do you charge the tenant?
We collect 1.5 Months of rent as a security deposit. -
How soon can you start managing my property?
After initially seeing the home, we can typically have the home on market within 3 days. -
What type of properties do you manage?
Our Brokerage manages Single Family Homes, Condos, Townhomes and up to Four Units. -
What type of reports do I get and how often?
We upload monthly statements, year end summaries and 1099’s online in the Owner Portal. -
Who holds the tenant security deposit?
The Tenant security deposit is held in our Broker Trust account.
